You probably know Zillow, Trulia and other “consumer” websites post estimates of home values. But what you may not know is that these widely accepted sites can be -- by their own admission -- wildly inaccurate. For figures that can carry such weight with people searching these sites, the estimates can be far rougher than you might realize. Valuations that are 20% or even 50% higher or lower than a property's eventual sale price are not uncommon, as the sites themselves acknowledge (but not very conspicuously). The estimates frequently change, too—sometimes by hundreds of thousands of dollars—as sites plug new data into their computer algorithms.

The fact is, the online numbers are guesstimates, not gospel. Every major site advises home-price hunters to consult appraisers or real estate agents to refine their results. However, many Web surfers put enough faith in the estimates to affect the way they approach buying and selling.  

Online is where it’s at

I know, that’s bad grammar – but, if you think about how YOU approach your major purchases these days by researching via the Web, you can realize how buyers will pretty much behave the same way, comparing the price of your for-sale property with what else is on the market and what has sold recently.  A search of what the buying public has been willing to pay in the past few months for properties in your neighborhood will give us REAL information to work with. Of course, the decision about how much to ask, is up to YOU the seller just as how much to offer is up to the buyer.

This Market Report differs from a formal appraisal in that an appraisal will be based only on past sales and must by law be performed only by a licensed appraiser, which I am not.  All that being said, I have an advantage over those “consumer” web sites’ and their guesstimates: my membership in the National Association of Realtors (NAR) and the Houston Association of Realtors (HAR) provides me with access to confidential data that Zillow, Trulia and the others cannot obtain, along with the most powerful and sophisticated tools for analyzing the information.
