OK, so the fact is, some properties are going to be tough no matter WHO your agent is…. 

But more likely, there was something that could have been done better.
 

For example, maybe there was something wrong with how your agent entered the listing into the MLS, like one for vacant land I saw that had the right address but the wrong zip code so it looked like it was 250 miles away.  Wonder why that one didn't sell... Or the one that had 6 copies of one photo of the front of the house posted, nothing else, no inside views.

PROFESSIONAL SELLING ADVICE

I'm sure your question remains: "How do I sell my house?"  

What it takes, but maybe did not get from your last agent, was some good advice about how to sell your home, and how to avoid some of the common mistakes people make in marketing their property -- what to do and what NOT to do.

Saving a few dollars by doing without professional-quality photography that focuses on the best your property has to offer is right up there at the top of the list.

Properly preparing a home for showing is another area that can be shortchanged.  Cleaning and "de-cluttering" are things you will probably hear from everyone, but they are just the beginning of the overall job of getting ready.  And what exactly IS de-cluttering?  WE don't consider ourselves to be "cluttered", do we?  I mean, that's an INSULT, isn't it?  Well, no, not really... it's probably not the best term to describe what it is we really want to do to put the property's best foot (or square foot) forward, but it IS important to reduce what we have -- it makes the spaces look roomier and there is less to distract buyers. I prefer to call it "pre-packing" -- starting to move things out.

Then there are live critter issues, maybe sweet little Fluffy chased away some customers?


There really are people who will be very distressed by the presence of pets that you take for granted as members of the family.  Ranging from pussycats to more exotic critters, they can upset a sensitive (or physically allergic) prospect enough that they head right out the door and on to the next house.

How about if we zoom in on the coffee table... OK, so not only was that big cat featured in the listing photos, but it was part of the decor during an Open House along with an uncovered litter box!
